Concrete Gutter Replacement (Finlock)


Concrete gutters, also known, as Finlock gutters were a cheap installation option on properties built in the 1950's to 1970's. They were supposed to be maintenance free and close the cavity at the top of the brickwork.

Years later 'Finlock' gutters have failed to live up to their expectations and can leak badly with water leaking into the cavity causing damp which will ruin the interior decor and down the outside of the brickwork which will damage the bricks.

Sections of guttering can also start to sag over windows and tilt at different angles which looks unsightly and bears the weight of the roof down onto the window frames which makes them bow and can mean that opening lights, once opened can be very difficult if not impossible to close.

The only long-term solution is to remove the concrete and replace with a PCVu system, which is just what Lets Fascia It can provide.

Our Solution

There is an option to do a temporary fix and over clad with uPVC or put a lining into the gutters. Both of these methods still leave the old concrete in place and are still likely to suffer damp problems as the concrete acts as a thermal bridge. This will manifests itself inside a property as a black mark where the ceiling meets the wall, usually causing wallpaper to come away at the top, and in bathrooms it can dislodge tiles.

Process to Replace Concrete Gutters

  1. Scaffolding is put in place.
  2. The bottom row of roof tiles is removed and then the concrete flintlock gutters are safely removed.
  3. Rafters are extended.
  4. uPVC sprockets are attached using plumb line to ensure perfectly straight finished work.
  5. Soffits and fascias are fitted including eaves protector and over fascia ventilation system. Guttering and down pipes are fitted.
